Formula & How Capital Gains Tax (CGT) Calculator Works
Capital gains tax applies when you sell an asset for more than its cost base. The cost base is the purchase price plus incidental costs such as stamp duty and legal fees. If you bought for $350,000 with $15,000 of costs and sell for $500,000, the capital gain is 500,000 − 365,000 = $135,000. An individual who has held the asset for more than 12 months can generally apply the 50% discount, leaving a net gain of $67,500. That amount is added to your taxable income and taxed at your marginal rate, it is not a flat tax. Main residence exemptions, losses and other rules can change the result, so check the ATO guidance or a tax agent for your situation.
