Formula & How 10-Year Government Bond Yield & Commercial Lease Calculator Works
Bond prices move opposite to yields. The price of a bond is the present value of its coupons plus the face value: P = Σ coupon ÷ (1 + y)^t + face ÷ (1 + y)^n. A $10,000 bond paying a 5% coupon ($500 a year) for 10 years, when the market yield is 4.5%, is worth about $10,396, a premium because its coupon is above the market. If the market yield rises to 6%, the same bond falls below its face value. For leases, the total payable compounds the starting rent by the escalation rate each year, so a 3.5% escalator makes the tenth-year rent about 36% higher than year one.

Frequently Asked Questions (FAQs)
Why do bond prices fall when interest rates rise?
Because existing bonds pay a fixed coupon rate. If newly issued bonds offer higher interest rates, older bonds must discount their market price to deliver an equivalent yield to maturity.
What is standard annual escalation on commercial leases?
Australian commercial leases typically feature annual rent increases tied to either CPI (Consumer Price Index) or a fixed 3.0% to 4.0% compounding increase.
